The company is a fully integrated owner, operator, and developer who serves the residents, family, staff, and neighborhoods where their assets are located. To date, the company has completed close to $6 billion of real estate transactions, including the acquisition and development of 16 million square feet across 22 projects.

RoleThe Client is seeking a candidate to fill the position of Director, Design & Construction for its senior living business unit. This candidate will assist in the oversight of all projects in design and construction for senior living facilities. This includes direct supervision of project managers and direct oversight of the projects. This role has responsibility for the successful planning, execution, monitoring, and close out of each group-up construction project with the expressed goal of delivering each project on time, on budget, and to company standards. Through contacts with users, architects, engineers, and code officials, the Director will be involved with all phases of obtaining proper design approvals, and day-to-day construction management including process improvement, site due diligence, pre-development, GMP management, value engineering, construction, close-out/evaluation, and budget/schedule reporting.

The ideal candidate must be able to travel up to 30% - 50% of the time.

ResponsibilitiesDaily responsibilities include, but are not limited to:Provide oversight and leadership for the senior living design and construction team. Foster effective communication and collaboration among team members, mentoring employees, promoting positive and productive project culture. Provide detailed review of internal teams and external consultants.Engage and collaborate with teams who ultimately manage the individual assets.Evaluate existing processes to identify more efficient ways to accomplish predictable outcomes.Develop and maintain workflow, including tasks, milestones, and deliverables.Manage construction from initial design to project completion by acting as company’s liaison in all project and job site meetings with architects, general contractors, and subcontractors.Partner with Development Managers in the selection for general contractors and other third-party consultants for each project through normal RFP and bid matrix process.Develop and maintain relationships with architects, consultants, and general contractors.Negotiate AIA documents or limited scope service agreements and enforce the document as necessary (with company’s legal department).Ensure productive and positive relationships with 3rd parties to ensure an environment of appreciation and positivity while being able to have tough and direct conversations.Build, maintain, and update database of key consultants who are uniquely positioned to bring innovative and fresh thinking to each of the projects.Establish metrics against which individual projects and the entire portfolio performance can be measured.Identify, analyze, and mitigate potential risks and issues, and develop contingency plans to ensure project objectives are met.Manage financial outcomes of projects (draws, change orders, budgeting, etc.).Ensure regular communications and report significant project-related issues with Development Managers, Executive Leadership, other internal team members (e.g., Finance, Accounting, Legal) in a timely manner and via set processes.Inform project team of design, cost, or schedule related items.Identify opportunities for process improvement and assist project team with redesign, documentation, and training.Participate and lead internal checkpoints (e.g., project kickoffs, design reviews, project pricing at milestones, peer reviews, etc.).

QualificationsBachelor’s degree in construction management or a related field.10+ years’ experience as a senior project manager or project manager for real estate developer.3+ years’ experience in a director or VP level role. Experience with high-rise, Type 1 construction is required.Experience with senior living design and construction is preferred. Preferred experience with complex urban infill projects within dense built environment. Demonstrated knowledge of project controls, management, construction documentation, and sequencing.Project management and highly organized with strong planning, problem-solving skills, and attention to detail.Strong computer skills, including proficiency with Microsoft Office (including Word, Excel, and Project) and project management/task management tools such as Asta and Monday.com.Working knowledge of alternate materials/methods, constructions costs, value-engineering techniques, building/occupancy laws, and lease requirements.Proven financial skills including estimating, ability to develop and manage budgets on large scale healthcare construction projects and providing accurate forecasts.Ability to demonstrate skills in managing successful projects; meeting client expectations and timelines; procuring and engaging design, construction, and consultant services.Ability to maintain professionalism in the face of deadlines; exhibit good listening, negotiation, and problem-solving skills; and handle confidential information with discretion and trustworthiness.Motivated self-starter with high level of personal integrity and business ethics who thrives in a team environment.Expertise in regulatory compliance, zoning, building codes and safety standards to ensure seamless expansion of the senior living business unit.Strong multi-tasking, time management, leadership, and decision-making skills.Ability to set personal and project priorities and demonstrate strong organizational skills in day-to-day and long-term planning and execution.Strong analytical skills, problem analysis, project budget modeling and project scheduling.
