Overview: As a Portfolio Controller in the real estate industry, you will be responsible for managing the financial health and performance of a portfolio of properties. Your primary objective will be to optimize the financial returns and mitigate risks associated with real estate investments. You will work closely with various stakeholders including property managers, asset managers, investors, and financial institutions to ensure the efficient operation and profitability of the portfolio.

Key Responsibilities:Financial Analysis and Reporting:Conduct financial analysis of properties within the portfolio, including revenue projections, expense tracking, and profitability assessment.Prepare comprehensive financial reports and forecasts for internal stakeholders and investors.Monitor key performance indicators (KPIs) to evaluate the financial health and performance of the portfolio.Budgeting and Forecasting:Develop annual budgets and financial forecasts for individual properties and the overall portfolio.Collaborate with property managers and asset managers to ensure adherence to budgetary guidelines and financial targets.Identify potential risks and opportunities that may impact financial projections and develop strategies to mitigate risks and capitalize on opportunities.Cash Flow Management:Manage cash flow for the portfolio, including rent collections, operating expenses, debt service payments, and capital expenditures.Optimize cash flow through efficient rent collection processes, expense management, and capital allocation strategies.Financial Compliance:Ensure compliance with regulatory requirements and financial standards governing real estate investments.Coordinate financial audits and reviews to ensure accuracy and integrity of financial data.Implement internal controls and procedures to safeguard assets and mitigate financial risks.Investor Relations:Serve as a primary point of contact for investors, providing regular updates on financial performance and investment opportunities.Address investor inquiries and concerns in a timely and professional manner.Cultivate strong relationships with investors to foster trust and confidence in the portfolio's performance.Strategic Planning:Participate in strategic planning initiatives to optimize the performance and value of the real estate portfolio.Conduct market research and analysis to identify emerging trends and opportunities in the real estate market.Collaborate with senior management to develop and implement strategies to achieve long-term financial objectives.

Qualifications:Bachelor's degree in finance, accounting, real estate, or a related field. Advanced degree (e.g., MBA) preferred.Certified Public Accountant (CPA) required Big 4/ Top 7 Public Accounting experience, required Proven experience in financial analysis, budgeting, and forecasting within the real estate industry.Strong understanding of real estate finance, investment principles, and financial modeling techniques.Excellent analytical skills with the ability to interpret complex financial data and draw actionable insights.Proficiency in financial software and tools, such as Excel, Yardi, Argus, and MRI.Effective communication and interpersonal skills, with the ability to interact with diverse stakeholders including investors, property managers, and senior executives.Detail-oriented with a focus on accuracy and precision in financial reporting and analysis.Ability to work independently and collaboratively in a fast-paced, dynamic environment.
