Construction Project Manager

SUMMARY: Bear Real Estate Group-Construction Management Associates, Inc. (CMA, Inc.) is hiring a Project Manager to handle needs for its Commercial projects (new construction, tenant improvement and rehab). The position requires a deep understanding of various project management skills. This person is responsible for the success of all projects within the commercial department with the assistance of a project management team.

DUTIES AND RESPONSIBILITIES: Our Project Managers (with the assistance of a project management team) are responsible for supervising all on-site construction and land development, including issuing contracts, performing scope review, scheduling sub-contractors, resolving day-to-day problems on the job site and inspecting all work during construction to ensure compliance with plans, specifications and relevant building codes.Responsible for providing leadership and support for other project managers and superintendents on your teamOversee superintendent teamInteract with clients, lenders and ownersEstimate and manage budget preparationPlan review, cost analysis and value engineeringDetermine contractor/subcontractor pre-qualificationsDevelop scope and buy-outManage contractsSchedule overall job and subcontractorsManage payment processingHandle Requests for Information (RFI’s), change orders, submittals and directivesManage logs for RFI’s, Change Orders (CO’s) submittals and directivesManage Job cost & status reportingHandle finishes coordinationManage Punch Lists and Project CloseoutsNegotiate subcontractor disputesQUALIFICATIONS: 5-10+ years of solid hands-on experience with a GC or with a developer as a Project Manager constructing low to mid-rise projectsKnowledge of local Building Codes is requiredOSHA certifiedKnowledge of Project Management Scheduling SoftwareKnowledge with Excel based Project budgets
