Vice President of Multifamily Maintenance

We are seeking a highly skilled and experienced Vice President of Maintenance to oversee all aspects of maintenance operations for our portfolio of Class A multifamily apartment communities. The ideal candidate will have a proven track record of managing maintenance teams, implementing preventive maintenance programs, and ensuring the highest standards of property upkeep.

Responsibilities:Leadership and Management:Provide strategic leadership and direction to the maintenance department.Build, mentor, and manage a high-performing team of maintenance professionals.Set clear performance expectations and objectives for maintenance staff and hold them accountable for results.Maintenance Operations:Oversee all aspects of property maintenance, including HVAC systems, plumbing, electrical, appliances, groundskeeping, and common areas.Develop and implement preventive maintenance programs to ensure the longevity and efficiency of building systems and equipment.Coordinate with property managers to prioritize maintenance tasks and address resident concerns promptly.Manage vendor relationships and contracts for maintenance services, ensuring cost-effectiveness and quality of work.Budgeting and Cost Control:Develop and manage the maintenance department budget, including forecasting and cost control measures.Identify opportunities for cost savings and efficiency improvements without compromising on quality or service.Compliance and Safety:Ensure compliance with all applicable building codes, regulations, and safety standards.Implement and oversee safety protocols and training programs for maintenance staff.Conduct regular inspections and audits to identify potential safety hazards and maintenance issues.Technology Integration:Explore and implement innovative technologies and systems to streamline maintenance operations and enhance efficiency.Utilize property management software and other digital tools to track maintenance requests, work orders, and inventory.Reporting and Communication:Prepare regular reports and updates on maintenance operations, budget performance, and key performance indicators (KPIs) for senior management.Collaborate with other departments, such as asset management and development, to ensure alignment and coordination of maintenance activities.

Supervisory Responsibilities: All regional maintenance team members

Reports to: SVP of Multifamily

Travel: Limited to DFW Area, with occasional travel outside the area for conferences and development, if needed

Qualifications:Bachelor's degree in facilities management, engineering, or a related field (preferred).Minimum of 7-10 years of experience in maintenance management, with a focus on multifamily residential properties.Strong leadership and team-building skills, with the ability to motivate and inspire others.Extensive knowledge of building systems and maintenance best practices.Proven track record of managing budgets and controlling costs.Excellent communication and interpersonal skills.Ability to prioritize and manage multiple projects simultaneously.Proficiency in property management software and other relevant technology platforms.
