We are currently expanding our services to include a dedicated property management division, and we are seeking a proactive and motivated Property Manager to lead this new venture.
Job Description
As the Property Manager, you will spearhead our property management division, focusing on expanding our portfolio through new owner contracts and efficient management of residential properties. This role demands a highly organized, diligent, and entrepreneurial individual who will not only manage day-to-day property operations but also actively list and sell real estate.
Responsibilities
Property Management and Lease Administration: Oversee all aspects of property management, including lease administration duties. Prepare all paperwork for new and renewal lease agreements, determine renewal rates, and deliver renewal letters to secure renewals.Tenant and Revenue Management: Market and list properties to find suitable tenants. Screen and lease to tenants, manage rent collections, and deposit security deposits and other community income promptly. Implement procedures for collecting delinquencies and enforce lease terms to maximize revenue.Financial and Legal Compliance: Monitor financial records, including budgets and fiscal reports, to ensure accuracy and compliance with property management policies, local codes, regulations, and governmental directives. Comprehend legal documents to effectively collect rent and manage leases.Customer Service and Community Supervision: Provide exceptional customer service by responding promptly and courteously to resident requests and providing solutions to resident issues. Supervise all community associates and support the fulfillment of customer service and leasing standards.Operational Efficiency: Identify areas for improvement within the property operations to enhance efficiency, productivity, and profitability. Lead the maintenance and management of budgeted occupancy, collections, and expenses.Crisis and Priority Management: Respond to and resolve unexpected problems, handle priority changes in a fast-moving environment, and independently establish priorities to manage time effectively and fulfill assigned objectives and projects.
Requirements
Must hold an active real estate license in the state of Florida. Proven track record in real estate sales and/or property management.Must possess a valid driverβs license and have reliable transportation to travel between properties and conduct business as needed.Strong interpersonal and communication skills, capable of effectively networking to build and maintain relationships with owners, tenants, and team members.High level of organizational skills and meticulous attention to detail.Ability to work independently with minimal supervision and as part of a larger team.Competence in handling high-stress situations and making informed decisions swiftly.Proficiency with industry-standard software and tools; experience with kvCORE + Chime is preferred.Knowledge of local, state, and federal property management laws and regulations, including Fair Housing Laws.Experience in managing financial records, setting budgets, and financial reporting. Ability to comprehend and carry out fiscal responsibilities associated with lease agreements and rent collections.Exceptional customer service skills, with an ability to handle and resolve tenant issues promptly and courteously.
