$19/hour (some flex) with a schedule of 8am – 5pm M-F

Previous experience necessary — has to be able to paint and take out trash each week

Make Ready Specialist

Job Description

The Make Ready Specialist works to complete unit turnovers effectively by performing technical and mechanical work needed to bring the unit to market ready condition. The Specialist ensures each vacant, make ready unit meets the established quality standards while maintaining budget costs and scheduling deadlines.

Responsibilities

Assess and perform all necessary repairs to apartments as they are prepared for occupancy, including verifying all maintenance items are functioning properly, repairing and replacing parts, painting, caulking, and removing items for disposal. Interior and exterior painting of apartments, including garages, exterior doors, and some exterior property repair and painting. Installation, repair and relocation of appliances as needed. Assist with service requests, preventative maintenance programs and property inspections as needed. Assist in maintaining the exterior of the property to provide clean and acceptable curb appeal at all times. Specialists must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment and measuring devices. Additional duties as assigned by direct supervisor or Property Manager

Qualifications

Must have all licenses and/or certifications as required. A minimum of one year of related experience is required. High school diploma or equivalent is required. Must possess a valid driver’s license and required vehicle insurance. May be required to operate utility vehicle, company vehicle or own vehicle on property. Use of personal or company vehicle may be necessary on a regular basis to complete the duties of this position. Th Ability to multitask, stay organized and meet deadlines while maintaining a professional attitude and appearance. Possess the necessary verbal and written communication skills to effectively work with residents, co-workers, and other business contacts. Must possess excellent customer service and interpersonal communication skills in order to effectively interact with residents, co-workers and other business contacts. Ability to supply courteous responses to questions and requests. Ability to remain calm when addressing and resolving customer issues. This position may have a regular schedule, but it is subject to change with the needs of the company and community. There is always a possibility that over-time or odd hours outside of the regular schedule will be required. General knowledge in troubleshooting and repairs for plumbing, HVAC, carpentry and electrical. Ability to accept call after-hours when required in order to respond to necessary property and maintenance emergencies.
