Regional Property Manager

Position: Regional Portfolio Manager for the Multifamily Division – based in Raleigh, NC region

Role Overview

Oversee the performance, asset management, and staff development for a portfolio of 4-6+ communities throughout a geographic region. Serves a point-of-contact between ownership and on-site team members to implement necessary business plans.

Most Important Responsibilities

ON-SITE OPERATIONS

adherence to the approved annual budget through review of monthly variance reports, reclasses and accruals with necessary adjustments being recommended and implemented.for utilizing property management software reports to monitor, maintain and create action plans as needed to meet or exceed budgeted goals.and leads efforts associated with bank inspections, refinancing, appraisers and inspectors ensuring the readiness of the physical asset.and guides performance of related metrics (closing ratios, apartment turn times, etc.) as defined by the executive team.marketing and advertising activities to maintain appropriate traffic levels and makes necessary recommendations when appropriate.knowledge of local markets to be subject expert when called upon to make pricing recommendations and share other observations.frequent on-site assessments of the communities under management to confirm adherence to curb appeal standards.in calls, emails and in-person meetings with all/any stakeholders when necessary.point-of-contact during acquisitions or disposition activities for internal and external parties.all company policies and procedures are being followed.

PEOPLE MANAGEMENT

continual on-the-job training and mentoring to enable employees to reach individual and community goals.team members are meeting or exceeding the minimum requirements outlined in job descriptions and take appropriate action if necessary.team with leadership and supervision that motivates them to perform ensuring positive, effective, and respectful communication among staff members.in on-site weekly staff meetings with an agenda and goals/desired outcomes.regular portfolio meetings with various levels of personnel to discuss performance, training and other topics as required.and follows the progressive discipline process per company protocol.and communicates performance evaluations as scheduled. Most Important Qualifications

Regional Portfolio Manager experience, overseeing at least 1,000 units.5+ years of experience managing people.Yardi experience strongly preferred.Portfolio will encompass primarily assets in Raleigh, however you must have the ability to travel to other states when/if necessary.Portfolio will likely be a mix of garden-style, mid-rise, new assets and some value-add.CPM, CAPS a plus!Ability to travel to your sites 50%+ of the time.
