Senior Accountant/Assistant Controller – Real Estate Development and Construction
📋 Role Overview & Responsibilities
About the jobCORE USA Investment Holding LLC is a real estate investment holding company focusing on prime commercial property development and operation in the Greater Los Angeles Area. The Senior Accountant– Real Estate Development and Construction is responsible for the full-cycle and job cost accounting for assigned development/construction projects.
ResponsibilitiesReconcile monthly historical construction spending.Analyze and review initial project funding requests and budget updates. Produce monthly real estate development loan draw packages and submit them to lenders and/or joint venture partners.Analyze and maintain the job cost subledger, including processing and recording journal entries for job cost allocations, accruals, capitalization, and transfers to fixed assets. Reconcile and track additional or excess tenant improvements to bill to tenants.Prepare and source monthly accruals and job status updates from the project teams by leading monthly calls and training others on the capitalization policy.Track payments and lien releases against contracts/budgets and communicate with project managers and contractors to resolve any payment issues or missing documentations.Calculate development management fees and analyze month-to-month variances.Track Temporary Certification of Occupancy and other relevant milestone dates.Complete special projects as assigned by the Management team.
RequirementsJob Cost or Property Accounting, GL Accounting experience required. Bachelor’s degree in accounting or related field.Strong understanding of basic accounting principles.Proficient in Microsoft Office, especially Excel (vlookups, pivot tables, etc).Commercial real estate experience or general contractor experience preferred.Knows how to book Journal Entries and can read and understand Financials.Understanding of GAAP Accounting preferred.Experience with Yardi, Payscan, and Nexus or related accounting and AP software preferred.Detail-oriented, strong analytical and communications skills preferred.
