Company Overview
Our client is a distinguished real estate firm specializing in serving retail landlords across the Southeastern United States. With expertise in leasing, property management, accounting, project and construction management, marketing, and investment sales, the company manages over 30 million square feet of retail space.
Responsibilities
Manage multiple assets, primarily retail portfolio, through on-site visits, detailed documentation, and monthly owner reporting. Prioritize assignments and resolve emergencies effectively as needed. Communicate and manage collection of aged delinquencies from tenants. Assume on-site accountability for engaging third-party suppliers and contractors. Negotiate service agreements, select contractors and suppliers, provide quality-control oversight, implement cost-containment initiatives, measure compliance to contractual standards, and liaise between tenants and third-party service providers. Oversee the construction process for tenant improvement and capital projects. Inspect assigned properties, identify any physical deficiencies, and correct them within budgeted guidelines and established property standards. Monitor and maintain operating expenses within budgeted allowances. Bid and negotiate maintenance agreements. Approve property-related invoices. Prepare annual operating budgets. Review financial statements and prepare monthly operating reports for clients. Interface with ownership, property tenants, and vendors to ensure the effective operation of assigned properties.
Requirements
Minimum 3 years of experience in commercial, retail property management. College degree preferred. Lease administration experience. Excellent communication skills, both written and verbal. Ability to handle multiple projects and details simultaneously with varying deadlines. Acute attention to detail and accuracy with a high standard of excellence. Experience in decision-making and overseeing day-to-day operations. Strong familiarity with Microsoft Office Suite. Ability to learn property management software; Yardi experience highly preferred. Must have a valid driver’s license and active automobile insurance. Available to be on rotation monthly for after-hours property call list.
