📋 Role Overview & Responsibilities

Assistant Property ManagerThe Assistant Property Manager(“APM”) is a key member of the Greenbridge Management team who supports our goal of delighting tenants while preserving and enhancing the value of the properties we manage. As a part of the team in our Georgetown, Seattle, office, the APM will be part of the team managing our 900,000 RSF portfolio in Georgetown and Renton.

The firm was established in 2012 with a focus on purchasing underachieving projects with the highest potential of becoming “best in class” properties. We are constantly looking for innovative yet practical ways of improving metrics of properties with a keen focus on operational effectiveness.

This is an ideal position for a motivated self-starter and a person who maintains accountability for their actions and interactions with other team members, tenants, and vendors.

Reports to: Property ManagerDirect reports: NoneJob Type: Full Time Major Duties and Responsibilities1. Accounting: In collaboration with our accounting team, managing accounts payable and accounts receivable for tenants and vendors, Responsible for processing monthly and one-time invoices for vendors, setting up new vendor requests, coding invoices, and resolving invoice or payment discrepancies. Makes on-site bank deposits, maintains accurate bank information for tenants, tracks delinquent tenants and collects tenant payments in a professional manner.2. Lease administration: Completes lease abstracts, tracks lease documents for execution, maintains a database of lease action dates.3. Tenant relations: Represents the company to tenants, responds to tenant requests and resolves conflicts.4. Property Inspections: Performs weekly interior and exterior property inspections, documents required work and follows through on its completion. 5. Monthly Financial Reports: The APM assists the Property Manager in preparing monthly financial and operational reports, tracks monthly office expenses, and maintains office stocks. 6. Select vendor management: Manages files for vendors including contracts, reports, and correspondence; monitors performance for assigned vendors.7. Parking & Event Management Support: Tracks revenue and expenses related to parking programs and outside events held in our buildings.

Required Skills and ExperienceA minimum of 3 years’ experience in Commercial (Office & Retail) real estate property managementPrior experience with property management, work order, and accounting software, (MRI preferred)Strong accounting skills; able to create Excel spreadsheetsAble to work independently within a team environmentGreat interpersonal skills to maintain relationships with a broad range of tenants and other stakeholdersProficient in Microsoft Office (Word, Excel, Outlook)Positive attitude and desire to take on new responsibilitiesAttention to detailStrong organizational skillsEffective time management, including prioritization of time sensitive items and the ability to meet deadlinesCapable of utilizing minimal information to develop solutions to problems

Other Duties as AssignedThe APM may also be called upon to participate in projects that go beyond the scope outlined above. The APM may work on special projects on an ad hoc basis. Physical Work Requirements and ConditionsThe physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to communicate with others and exchange accurate information; operate a computer and other office productivity machinery; move about the workplace; remain in a stationary position for up to 90% of the time; and extend hands and arms in any direction. The employee frequently is required to stand, walk, reach with hands and arms, stoop, kneel, crouch or crawl and use a ladder. Job may require lifting a minimum of thirty-five (35) pounds from time to time, use and access stairwells during emergencies, use keyboards for typing and computer input, and listening, speaking, and answering the office telephone system. The APM may travel as needed depending on the requirements of the Company.
