Our client is a fast-growing Property Manage Company that is looking for a highly skilled and experienced Superintendent to oversee maintenance, repairs, and overall management.
You'll play a pivotal role in ensuring functionality, cleanliness, and safety while delivering top-notch customer service to residents!
Responsibilities
Building Maintenance: Conduct thorough inspections to identify and promptly address maintenance and repair needs in common areas, mechanical systems, and units.
Repairs and Maintenance: Execute or coordinate repairs, maintenance, and improvements, from plumbing to carpentry, ensuring the building remains safe, functional, and visually appealing.
Emergency Response: Be on-call 24/7 to respond swiftly to urgent maintenance issues such as leaks, power outages, and heating problems, prioritizing tenant safety and satisfaction.
Tenant Relations: Foster positive relationships by addressing inquiries, requests, and complaints promptly and professionally, ensuring exceptional customer service at all times.
Vendor Management: Coordinate and oversee external contractors and service providers to ensure quality, timely completion, and adherence to budgetary constraints.
Compliance: Stay abreast of regulations and safety standards, ensuring full compliance to maintain the building's legality and safety.
Team Collaboration: Collaborate effectively with other supers, property managers, and staff, fostering open communication and synergy to achieve shared objectives.
Qualifications
Proven experience in a similar role, ideally within residential buildings.
Sound knowledge of building systems, maintenance, repairs, and construction practices.
Proficiency across various trades and strong troubleshooting abilities.
Excellent interpersonal and communication skills
Being fluent in Spanish is a big plus!
Outstanding organizational skills and the ability to manage time effectively.
Familiarity with NYC building codes and regulations.
Willingness to perform manual labor
