Director of Preconstruction - MF and Commercial

As the Director of Preconstruction, you will play a key role in overseeing the preconstruction phases of multifamily and commercial construction projects in Miami. You will be responsible for leading a team of professionals in developing accurate cost estimates, conducting value engineering, and providing constructability reviews to ensure successful project delivery.Client DetailsOur client is an established and successful General Contractor who has delievered Commercial and Multifamily Projects in South Florida. DescriptionLead and manage the preconstruction process from conceptual estimates through final GMP (Guaranteed Maximum Price).Oversee the preparation of accurate cost estimates, including quantity take-offs, subcontractor bids, and material pricing.Conduct value engineering exercises to optimize project costs without compromising quality.Collaborate with the design team, owners, and subcontractors to ensure constructability and budget compliance.Manage the procurement process and negotiate favorable pricing with subcontractors and suppliers.Prepare and present detailed preconstruction reports and proposals to company executives and clients.Stay updated on market trends, materials pricing, and construction techniques to advise on best practices.Manage 5 direct reports in Preconstruction teamProfileBachelor's degree in Construction Management, Engineering, or related field (Master's degree preferred).Minimum of 7 years of experience in preconstruction management for multifamily and commercial projects.Strong understanding of cost estimating software and methodologies.Excellent communication and leadership skills.Proven track record of successful preconstruction project delivery.Familiarity with local building codes and regulations in Miami.Job OfferStrong Base SalaryBonusHealthcarePTO
