Facilities Services Technician II

Basic Function

Performs a variety of facilities functions both indoors and outdoors to support technical and administrative operations throughout MRIGlobal’s portfolio of facilities. This is a day shift, Monday to Friday position. This position must have experience with higher end floor cleaning equipment.

Nature and Scope

This experienced level position supports the mission of the Facilities department by conducting cleaning both technical and non-technical spaces as well as performing general building maintenance and operational support activities. The direct supervisor for this job function is the Supervisor of Facilities Services.

Essential Functions

Performs job functions through the efficient use of chemicals and supplies in the daily completion of duties. Completes custodial work as scheduled and responds timely to work requests. Communicates effectively with MRI staff and management personnel. Follows site specific safety and procedural guidelines. Conference room / Auditorium set up for events and porter services.

General and detailed cleaning

Offices, restrooms, conference rooms, corridors, stairwells, elevators, dock area, gym locker rooms, showers, exercise rooms, entrances, lobby areas, windows, laboratories, break areas and common areas. Trash collection and removal, window washing, dusting, vacuuming, and other tasks as assigned.

Furniture / Equipment Moves

General moves of office furniture or equipment such as desks, shelves, cabinets, tables, and laboratory items including heavy furniture and equipment.

Regularly lift/carry up to 75 lbs. Occasionally lift items up to 100 lbs utilizing Team Lift concepts.

Floor maintenance experience requirements

Advanced floor cleaning duties including: stripping/refinishing/waxing, scrubbing/top-coating, auto-scrubbing/power-scrubbing, buffing, carpet/upholstery cleaning and extraction, power spraying and working with different types of floor equipment. Must have ability to use slow speed buffers, high speed buffers, auto-scrubbers, carpet extractors, doodle bugs and power sprayers. Basic floor cleaning duties including: sweeping, mopping, and vacuuming. Ability to use dry/wet vacuums, mop buckets, mops, dust mops, push brooms to maintain floors.

Grounds maintenance requirements

Must be willing to tour and clean the grounds as needed. Collecting debris, leaves, fallen branches, stones, or dirt. Sweeping curbs, walks, lots, steps. Pulling/killing weeds, digging, planting, watering flower beds, trimming small trees, pruning, tilling, seeding as needed. Snow/ice removal by shoveling and ice melt application in the winter season to courtyards, entrances, stairs, sidewalks, and lot as needed. Climbing down into pits throughout the grounds for clearing/cleaning out. Cleaning out the outside storm drains throughout the grounds and parking lots. Climbing on roof tops to clean out the roof drains and gutters.

Success Factors

Ability to work independently alone or as a team. Ability to effectively communicate (verbal and written) Can follow instructions to complete time sensitive tasks. Interfaces with internal and external clients Manages time well to ensure completion of assigned tasks. Is reliable and willing to assist others to complete expanded workloads. Good attendance is very important.

Minimum Qualifications

At least 4 years’ experience in the custodial/facilities maintenance department.

Heavy equipment moves and advance floor cleaning with applicable equipment must be able to be completed with or without accommodation.

Applicants selected will be subject to a government security investigation and must meet eligibility requirements for access to classified information. To meet the government security investigation requirements, U.S. citizenship is a prerequisite.

Physical Demands And Work Environment Requirements

This position requires the ability to lift 75 pounds, stoop, bend, reach overhead, and climb, as well as operate vacuums, floor machines, and common implements associated with custodial and facility maintenance duties.
