📋 Role Overview & Responsibilities
Overview: Senior Commercial Property Manager possesses the experience and understanding of commercial property management to take charge of multiple properties and support staff, and to provide superior management services to the ownership, clients and tenants. Required skills include complete understanding of commercial leases, financial reporting, strong knowledge of building systems and operations, contracts, and tenant relations. Utilizing their significant experience and knowledge in institutional property management, Senior Commercial Property Manager plays a key role in training and developing junior and less experienced property management team members as they grow and mature in the company. General Responsibilities: Senior Commercial Property Manager is responsible for the long-term and day-to-day management of a portfolio of Class A suburban office and lab properties, in accordance with the Management Agreement(s), goals and objectives of the ownership, and the policies and procedures of Nordblom Management Company, Inc.
Senior Commercial Property Manager oversees all aspects of property management including maintenance, tenant relations, owner relations, budgeting, financial reporting, capital planning, contracts, project management, marketing, etc. Additionally, Senior Commercial Property Manager is responsible for the training, professional development, and oversight of the property management staff to help them become more valuable contributors to the organization.
Specific Duties:· Oversees and directs all property staff in providing consistently excellent tenant service. Ensures that all tenant requests are handled in a timely and professional manner, and that work orders are directed to vendors or maintenance staff. Ensures that there is follow-up with tenants and satisfactory resolution of any issues. Encourages proactively managing the property to minimize tenant complaints. · Ensures 24-hour emergency coverage for the properties at all times; ensures that the property staff are trained to respond in the event of emergency.· Ensures that all vendors and personnel working at the properties maintain a high standard of performance in accordance with the terms of contracts and the expectations of ownership and tenants.· Ensures compliance with all applicable federal, state, and local regulations and special permits requirements for all properties. · Responsible for compliance with the ownership ESG requirements and associated reporting. · Implements regular inspections of the properties and tenant spaces to ensure proper upkeep of the property, as well as compliance with the leases, with life safety policies and with proper management practices. · Provides excellent client service. Ensures that all client requests and inquiries are addressed in a timely and professional manner. Ensures compliance with the terms and provisions of the Management Agreement(s) in all aspects of the property operations. Maintains proactive and appropriate communications with the clients regarding all pertinent issues. · Oversees preparation and presentation to ownership of the annual operating budgets which include leasing assumptions for the coming year, commissions, tenant and capital improvements, energy costs, life safety systems, and all other income and expense categories of the P&L.· Oversees preparation of the monthly reports for the properties in compliance with the Management Agreement(s), including financial reports, summary of operations, leasing activity updates, variances to the budget, tenant issues, AR status, and capital projects status updates.· Oversees preparation of the year-end CAM and RETX reconciliation invoices in cooperation with Property Manager and Property Accountant and ensures that they are completed in a timely and accurate manner. · Ensures that proper accounts payable procedures are followed in accordance with the company policies.· Ensures proactive and efficient management of all operating and capital costs to achieve ownership goals and objectives for each property.· Ensures proactive management of utilities consumption and costs for all properties, including negotiating and managing supply contracts, tracking and monitoring utilities in Energy Star Portfolio Manager, implementing energy and water efficiency measures, and overseeing monthly tenant utility chargebacks. · Oversees accounts receivables process and collection efforts in accordance with company and management agreement policies.· Oversees the lease administration process, including abstracting of all new leases and amendments and ensures that property and lease files are properly maintained and kept up to date in accordance with the company policy.· Oversees bidding and implementation of tenant improvement and capital improvement projects on the properties.· Oversees tenant move ins and move outs; reviews and communicates yield-up provisions, collaborates with Property Accountant on preparing final tenant account reconciliation and conducts final inspections.· Collaborates with the leasing team in marketing the properties to prospective tenants, including preparing vacant spaces for tours, enhancing common areas and amenities, obtaining fit plans and cost estimates for tenant improvements work, etc.· Raises environmental awareness at the properties by recommending and implementing effective sustainable strategies to minimize and mitigate impact on the environment and to achieve economic benefits.· Trains and mentors staff developing their property management skills and capabilities while adding value to the organization.

Skill Advantages:Graduate degree.8+years of commercial property management experience. Strong knowledge of commercial building operations and systems. Strong knowledge of commercial leases.Budgeting and financial reporting expertise.Project management expertise.Working knowledge of Timberline, MRI or Yardi software, Microsoft Office and Excel, computer proficiency.Working knowledge of the LEED, Fitwel and other similar building certification requirements.CPM certification is desirable. Salary:· $135,000 - $170,000
