Floating Maintenance Technician

Job Description

Reports to: Property Manager, Regional Manager, Maintenance Supervisor and Regional Maintenance.

This position will be a floating maintenance Technician. This role will involve travel to properties as needed.

The role will be assisting at multiple properties for general maintenance and capital related tasks, both working with the current onsite team, and filling in when roles are open, or between team members. This position oversees and performs technical & mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the community meet the standards for cleanliness, appearance, safety, and overall functionality.

Provide maintenance support to ensure peak performance of all systems to include mechanical, electrical, plumbing and HVACComplete projects/tasks in a thorough, accurate, and timely mannerBe able to make sound decisions and problem solve timely and effectivelyComplete assigned daily, weekly, and monthly tasks timely and accuratelyConstantly observe the condition of the community and immediately report and/or initiate action to correct unsafe conditionPhysically walk the property on a frequent basis to ensure pathways to units/models, stairways and breezeways, dumpster areas, recreation areas, common areas, grounds adjacent to the road and walkways always remain neat and free of litter and debrisMaintain the appearance of the building exterior and grounds effectivelyComplete other miscellaneous tasks as assignedMaintain regular and predictable attendance and punctualityPerform after hours emergency on-call coverage as scheduledBe observant for any problem that could be a hazard or potentially dangerous situation for residents, staff, guests, and the public. This includes condition of pool gates, fencing, lighting, trip hazards, etc.Always display a service-oriented mindset maintaining courtesy and diplomacy with residents, colleagues, management, vendors, and all external customers

Experience

Must have a minimum of 2 years apartment maintenance experienceValid EPA/Universal certificationsExperience in maintenance and grounds keepingUse of small hand tools, gas power tools, blowers, power washers as well as brooms, ladders, scrub brushes and various types of rags, different types of cleaning solvents and including use of required safety equipmentMust have reliable transportation to get to work as scheduled and for on-call emergence maintenance

PHYSICAL, EQUIPMENT, AND WORK ENVIRONMENT

Ability to lift/carry up to 50 lbs. Employs two person lift when lifting/carrying objects that weigh more than 50 lbs.Ability to carry, push and/or pull, stoop, kneel, crouch and/or crawlSignificant amount of walking throughout the dayClimbing up and down a ladderAbility to work in hot, cold and/or damp environmentsUse of general grounds keeping equipment including, but not limited to leaf blowers, snow blowers, brooms, ladders, scrub brushes and various types of rags, different types of cleaning solvents and including use of required safety equipmentManual dexterity sufficient to reach/handle items, works with the fingers and perceives attributes of objects and materialsAll Maintenance team members are REQUIRED to have and maintain their own tools.

Work Conditions & Environment

This position involves extensive sitting for long periods of times in front of a computer, stooping, kneeling, moderate stress, light lifting and carrying. The primary location is inside but may include work done outside and could include work around traffic areas, slippery or uneven walk areas, and exposure to dust, insects, animals, weather, humidity, and the public.
