📋 Role Overview & Responsibilities
The Specialized Recruiting Group is looking for an experienced Land Development Manager for a reputable homebuilder client of ours in Charlotte. Job Details below:
Primary ResponsibilitiesThe Land Development Manager will assist in estimating, budgeting, developing, and dedication of site improvements for our communities
Oversite of daily land development field operationsManaging contractors, verifying work completed/monitoring progressAssist meetings with government agencies/inspectors/HOAsOrganizing land development work with homebuilding operationsProject dedication and bond release work supportAssist land acquisition teamManage and maintain accurate project development schedulesManage and maintain accurate project development budgetsInvoice review/codingIssue purchase orders and change ordersAnalyze bids/contracts/change ordersSupport land acquisition team such as Project Due Diligence efforts (entitlements and approvals, development schedules, and budgets)All other duties as assigned
Ideal CandidateThe ideal candidate will exhibit leadership ability, heightened awareness and trust, a self-starter, problem solver, critical thinker, great communicator, and results and customer satisfaction driven. Construction degree or experience is required with an understanding of grading, paving, and all aspects of site/community development.
Technical KnowledgeScheduling Software: BeginnerMicrosoft Office Suite: IntermediateEntitlements/Due Diligence: Beginner
Qualifications3+ years relevant (engineering, construction management, home building) experienceAbility to interpret construction plansUnderstanding of basic pavement/roadway geometryAbility to do accurate takeoffsBasic understanding of site development which includes grading, storm drainage, sanitary sewer, and water systems and roadwaysWilling to contribute in a cross-functional team environment, with many members, diverse skills, and changing prioritiesKnowledge of basic business practicesPreferably, a Bachelor’s degree in Construction Management or Civil Engineering
