Senior Vice President of Development | NC-Based Real Estate Investment Firm

Spyglass Talent Solutions, a retained recruitment firm based in Raleigh, NC, has been engaged by an NC-based value-add real estate investment firm to conduct a search for an SVP of Development.

This real estate firm focuses on acquiring and developing industrial, life science, and office properties, and prides itself on being the expert on the intersection between property and capital markets. With offices in Charlotte and Raleigh, NC, the firm primarily focuses on the Southeast but has exposure and experience working across the United States.

As a leadership role on the Development team, the SVP will be responsible for overseeing all aspects of the development process, from site evaluation through project completion, ensuring new development projects are delivered on time, within budget, and to the highest standards of quality.

Responsibilities:Oversee and coordinate diverse development and acquisition projects, including evaluation, entitlement, zoning, re-zoning, planning, design, due diligence, estimating, financing, and construction of projects and properties.Effectively communicate with the team and diverse stakeholders including architects, engineers, contractors, municipalities, and clients to foster collaboration and achieve project goals.Contribute to the development and execution of tenant-focused Build-to-Suit (BTS) programs, ensuring client satisfaction and project success.Prepare construction budgets and overall project proformas, ensuring financial feasibility and alignment with investment goals.Present to C-suite executives, confidently communicating vision and project plans.Maintain excellent organizational skills, prioritize effectively, consistently meet deadlines, and work efficiently within budget.Provide updates and manage expectations of diverse stakeholders across various subject matters and disciplines.Occasional travel required, typically within a region located from Savannah to Richmond.

Qualifications:Strong experience in development and construction management (office and industrial projects preferred, additional product types a plus).Proven experience in site evaluation, due diligence, preconstruction (including cost estimating), project management, and vertical construction – from strategic planning to delivery.Strong knowledge of real estate development processes, including entitlements, permitting, design, and construction.Highly organized and proven ability to work effectively within a team environment and contribute to its success.Excellent analytical and problem-solving skills, with attention to detail.Strong communication and interpersonal skills.Bachelor's degree required, degree in civil engineering preferred.Ability to prioritize and manage multiple tasks simultaneously.Self-starter and highly motivated.
