Senior Financial Analyst, Property Development The Opportunity: Contribute To The Growth Of Your Career.This role is responsible for the financial aspects of the Construction departmentโ€™s capital projects at domestic Distribution Centers including forecasting and analysis of spend, and contract administration with payment review and processing. This role will partner regularly with outside contractors and various internal Finance/Accounting teams, as well as TJXโ€™s Legal and Risk Management departments as needed. Will also coordinate with internal audit, external audit, and Corporate Compliance for Sarbanes Oxley (SOX) quarterly controls testing and documentation. Your ImpactPrepare and execute contracts for Distribution Center project contractors, architects, engineers, etc. using various contract templates.Coordinate meetings/discussions to partner with Legal, Risk Management, Construction, and outside contractors as needed for negotiation of contract terms and conditions.Review contractorsโ€™ invoices for accuracy and to ensure compliance with all Legal & Audit requirements. Obtain appropriate approvals and upload payments into Oracle.Maintain real-time log of all outstanding contract balances to include all change orders and payments.REVIEW CAPITAL SPEND ON ALL ASSIGNED PROJECTS ON A MONTHLY BASIS. PREPARE AND SUBMIT CORRECTING ENTRIES IN ORACLE AS NEEDED.Coordinate regular meetings with non-retail Construction team and/or Distribution Services teams to determine potential changes to project lists, costs, and completion dates.Maintain and update detailed project schedules to track spend and forecast amounts.Maintain and update forecast summary schedules for submissions to BP&A teams for all chains.Prepare and process monthly accruals and reversals for capital projects as needed.Review monthly CIP balances and partner with Corporate Accounting to verify all projects are depreciating accurately.Perform year-end accounting functions including calculating and processing accruals. Who We Are Looking For: You.Bachelor's degree in Business-related field desired (will consider 3+ years of experience in lieu of college degree)Basic knowledge of general construction industry contracting practices a plusAttention to detail is criticalExcellent verbal, written and interpersonal communication skillsGeneral knowledge of GAAP and fixed assets accountingPROFICIENT WITH EXCEL AND OTHER MICROSOFT OFFICE PRODUCTSAbility to build and maintain strong relationships with internal and external partners of all levelsStrong organizational and time-management skillsExcellent problem-solving skillsInterested in pursuing continuous learning, new professional challenges and enthusiasm for volunteer and/or ad-hoc projectsAbility to work independently and take initiative with minimal supervisionWorking knowledge of Oracle preferred but not requiredConstruction industry knowledge/experience a plus We care about our culture, but we also prioritize your needs!
