SUMMARY: The Operations Manager – Parking Lot Services will lead our parking lot sweeping/vacuuming, parking lot maintenance teams in all phases of parking lot services. The Operations Manager – Parking Lot Services oversees all aspects of parking lot sweeping and asphalt maintenance operations. This role involves managing personnel, scheduling services, ensuring quality control, and maintaining client relationships. Additional responsibilities include overseeing projects, managing teams, coordinating with our Principal/Owner, and ensuring high-quality results that meet or exceed customer expectations.

JOB DUTIES AND FUNCTIONS

Staff Management

Recruit, lead, train, supervise, and evaluate parking lot sweeping and asphalt maintenance crews.Schedule and assign tasks to ensure efficient use of resources and timely completion of projects.Provide ongoing training and development opportunities to enhance employee skills and performance.technical expertise and guidance to team members, ensuring high-quality craftsmanship and attention to detail.a positive and collaborative work environment, promoting professional growth and development within the team.crews’ paperwork for issues with properties and time use at each location using our yard cameras also GPS/camera system (Verizon) on sweepers.calls, respond to techs, address customer service issues 24/7be available during overnight hours for troubleshooting, questions, direction.and approve crew hours in company ERP (Enterprise Resource Planner, Oracle Net Suite).weather during the winter. Schedule/Coordinate Winter Service properties and crews in association with Landscaping Manager. Identify need and purchase pellets & liquid de-icing for inventory, as required.the Landscaping/Winter Services Division with scheduling and shift responsibilities as assigned during the Winter Services season.semi-annual job performance reviews of team members.

Operations & Business Division Management

Collaborate with Principal/Owner and Director of Business Development to understand overall department revenue and net profit objectives, customers, staffing requirements, project requirements, preferences, and goals.Develop and implement operational plans and procedures for parking lot sweeping and asphalt maintenance activities.Coordinate with clients to schedule services, assess project requirements, and address any concerns or special requests.Conduct site inspections and quality checks to ensure work meets company standards and client expectations.industry knowledge and best practices to manage all installation and repair requests and recommend solutions and design elements for each project.project budgets, procure necessary materials, and track expenses to ensure projects are delivered within budget parameters.Quality Control efforts and site visits to assess project progress, quality, and adherence to design specifications and company standards. Check properties before and after crews for cleanliness, damage to buildings or parking lot. i.e.: graffiti, broken curbs, fencing, lighting, etc. and report any issues to property managers/owners.with morning sweeping crew(s) and upkeep with shop needs. IE: vehicle maintenance/repairs, vehicle cleanliness, other shop needs.pursue new property maintenance opportunities, create and submit proposals.up-to-date knowledge of industry trends, regulations, and advancements in parking lot techniques.

Client Relations

Build and maintain strong relationships with clients, property managers, and other stakeholders.Address client inquiries, complaints, and feedback in a professional and responsive manner.Identify opportunities for upselling or cross-selling additional services to existing clients.together proposals for new and existing clients for sweeping/vacuuming, striping, sealcoat, asphalt, curb repairs, etc.contacts with local authorities to address onsite issues (311)and vet potential subcontractors to assist with striping, curbing, sealcoat, asphalt repair and other parking lot requirements.

Equipment and Inventory Management

Oversee the maintenance and repair of parking lot sweeping equipment, trucks, and other vehicles.Monitor inventory levels of supplies, materials, and spare parts needed for operations.Coordinate equipment rentals or purchases as needed to support project requirements.

Safety and Compliance

Implement safety protocols and procedures to ensure a safe working environment for employees and subcontractors.Ensure compliance with all relevant regulations, permits, and environmental standards for parking lot sweeping and asphalt operations.Conduct regular safety training and inspections to identify and mitigate potential hazards.Constantly promote and encourage adherence to company policies and safety practices.

QUALIFICATIONS

Bachelor's degree in Business Administration, Civil Engineering, Construction Management, or related field preferred.Proven experience in parking lot sweeping, asphalt maintenance, or related field.Strong leadership and management skills with the ability to motivate and inspire teams.Excellent communication and interpersonal skills, with the ability to interact effectively with clients and employees.Knowledge of parking lot sweeping equipment, asphalt materials, and industry best practices.Familiarity with safety regulations, environmental standards, and permit requirements for construction and maintenance activities.Strong understanding of parking lot maintenance including asphalt, sealcoating, pavement markings, crack filling, etc.Proficiency in project management, budgeting, and scheduling software/tools.Ability to manage multiple projects simultaneously and prioritize tasks.
