The Maintenance and Utilities Services Department provides maintenance and repair for campus facilities. This includes the maintenance and operation of utility systems, plants, and water and electrical distribution systems. The department also manages and monitors all internal utility meters and is responsible for building control systems and infrastructure equipment.

POSITION SUMMARY

Second level in a three-level career progression. This position is competent in the comprehensive scheduled preventative maintenance, diagnoses and repair of industrial machinery including chillers, boilers, pumps, cooling towers, gear boxes, fans, compressors, wells, and ancillary components. Proficient at piping distribution system corrective maintenance and preventative maintenance including excavation, replacement, repair, and jetting, of pipes, pipe fittings, valves, pipe supports, expansion joints, air reliefs, fire hydrants, storm water structures, and strainers. The positions provide assistance and support in the disassembly, cleaning, inspection, part sourcing, parts installation, reassembly and startup of chillers, boilers, pumps, cooling towers, gear boxes, fans, compressors, wells, and ancillary components while developing skills and gaining experience. Assists and develops aptitude in the use of precision instrumentation and techniques including vibration analysis, thermography, oil analysis, ultrasonic, RPM meters, and flow instrumentation to detect pre-failure anomalies and defects in operational plant machinery. Plant Mechanic II are essential personnel and during emergency situations, including those that dictate suspension of campus activities and services and/or closure of campus operations, employees deemed essential must remain at, or report to their campus, as soon as reasonably possible. The position is part of an on-call rotation that responds to utility service outages.

RESPONSIBILITIES

Preventative Maintenance

Performs comprehensive scheduled preventative maintenance of chillers, boilers, pumps, gear boxes, cooling towers, compressors, wells, and ancillary machinery.Chiller and heat exchanger tube brushing.

Piping System Corrective Maintenance

Performs the excavation, replacement, repair, and jetting, of pipes, pipe fittings, valves, pipe supports, expansion joints, air reliefs, fire hydrants, storm water structures, and strainers.Perform the safe and affective testing, ventilation, and entry of confined space manholes.The operation of pipe inspection cameras and locators to identify pipe damage, pipe obstructions and pipe location for repair.Welding and metal fabrication.

Machinery Corrective Maintenance

Perform the Inspection, operation, or testing of machinery or equipment to diagnose machine malfunctions.Repair of industrial machinery failures including chillers, boilers, pumps, gear boxes, compressors, booster pumps, wells, and ancillary components.Startup and testing of repaired or new industrial machinery.

Predictive Maintenance

Assist in the detection of pre-failure anomalies and defects in operational plant machinery using precision instruments, data analysis tools and techniques.Assist in the use of precision instrumentation and techniques including vibration analysis, thermography, oil analysis, ultrasonic, RPM meters, and flow instrumentation.

Machinery Overhaul and Installation

Assist in the disassembly, cleaning, inspection, part sourcing, and reassembly of centrifugal pumps, submerged pumps, gearboxes, and compressors.Assist in the installation, calibration, alignment, and startup of new, replacement, or overhauled machinery including centrifugal pumps, submerged pumps, gearboxes, and compressors.

Performs other duties as assigned.

POSITION QUALIFICATIONS

MINIMUM

High school diploma or equivalent; two years of appropriate Industrial Mechanical experience; appropriate vocational/technical training may substitute at an equivalent rate for the required experience.

PREFERRED

High School Diploma or equivalent and four years of appropriate experience.

SPECIAL SKILLS/TRAINING

Competent, responsive, helpful, and self-starting team player with the ability to learn and develop new skills. Compliance with operational policies and safe work practices. This position requires mechanical aptitude and knowledge of the procedures and methods for maintaining industrial machinery. Reading and analyzing prints, schematics, and trending data. Some knowledge of electronic instrumentation operation and measurement instruments. Mechanical risk assessments. Pursuit of knowledge and training on evolving practices or technology. Quality assurance skills. Research skills. Decision-making skills. Verbal communication skills. Written communication skills.
