📋 Role Overview & Responsibilities
About the OpportunityOur client is a family-owned Developer/Operator/Management company and seeks a dynamic leasing agent to oversee a large, luxury rental project in prime Long Island City. The Leasing Agent must greet, qualify, and show prospective tenants the property while building value and differentiating the community. The Leasing Agent will also prepare lease packages, track inventory, and generate traffic and comp reports while meeting monthly and quarterly goals. These goals include but are not limited to effectively maximizing occupancy levels, profit levels, and property values.
Role and ResponsibilitiesPrepare and process application documents and all lease agreements for current and prospective residentsConduct presentations of the building and show apartments to prospective residentsAssist prospective residents with the application processConduct lease signing and ensure the accuracy of all lease documentsTrack inventory and manage the rate of absorption through proper pricing, and seasonal adjustments to the market in both upward and downward cycles. Understand the current rental market and set vacancy and renewal rentsMaintain optimal renewal rate by administering renewal leasesTrack traffic sources and make necessary adjustments to ensure the best use of advertising dollarsAnalyze leasing efforts based on the market, competition, seasonal volume, traffic & and conversion rates, and agent productivity and make effective recommendations to upper managementConduct regular inspections of vacant units and common areasInterface with residents to address issues and concernsWork collaboratively with other departmentsPrepare monthly comp reports and regularly shop new and existing buildings
Qualifications4-year college degree preferred NYS Salespersons License or ability to obtain with 90 days of employmentMinimum 3 - 5 years of leasing experienceOnsite leasing/sales experienceKnowledge of Fair Housing practices and NYC rent stabilization a mustProficient in Microsoft Outlook, Excel and WordOn-Site, Yardi, Building Link, Nestio a plusKnowledge of Long Island City is idealMust be able to work Saturdays
Compensation$50,000 base plus commissions and generous benefits package
